The only guru on las vegas advised his friend is selling his 2000 jetta tdi and is asking 2500
Vehicle has 225k and is a automatic but needs new transmission.

I'm wondering if this is a fair price. I would have a manual swapped in but don't know what that would cost. The guru has voucher for the vehicle having all the maintenance cause he did it. Timing belt done within 10000 miles.

So good price or no? Also any ideas what the manual swap would cost? 900 is the going rate for a timing belt here and 1500 is for a used automatic transmission.

You'll likely get a better response if you ask questions like this in the A4 section vice the for sale section. There's a lot more model-specific experts paying attention there. You should also know that you wouldn't be the first one to have a vehicle purchased out from under you by revealing a good deal before you've placed a deposit.

5 speed swap is about $3500 (parts and labor). If the engine is good and the rest of the car is not in need of stuff, it could be a nice deal.

The swap is not hard. There is a huge thread here that gives a blow by blow of how to do it. You got to round up he parts first. Some guys here will sell complete swap setups and some will do the install. Some will do both. Very common upgrade for an 1999 - 2003 Jetta or Golf.
